    What actually moves the price?

    These are the hidden things a photo or a square-foot count can’t capture. Knowing them up front is how you avoid a surprise later — we’ll confirm all of it on-site.

    Soil conditions

    New developments sometimes have fill dirt brought in to raise the house, which can mean extra demolition or fresh soil for planting areas. And some spots — like Rocklin or Tracy Hills — sit on very rocky ground that needs more drainage than expected.

    Permitting

    Some projects need a permit to build a structure or wall. Engineering and permitting costs vary by city, but a safe bet is to budget for it early.

    Access

    Getting materials to the work area can drastically affect price. Homes with flights of stairs, or big yards reachable only by wheelbarrow, take far more labor. For tough access, a realistic rule of thumb is to add around $5 per square foot.
